Fryd Properties, a successful real estate firm, is the fruition of three generations’ worth of expertise. With over six decades of experience across construction, development, banking, and property management sectors, the firm has successfully overseen and arranged financing for more than thirty properties, totaling mortgages exceeding $75 million. They have worked with both conduit lenders and commercial banks, showcasing their versatility in the real estate market.

The firm is currently led by its president, Jonathan Fryd, a licensed real estate broker, general contractor, and an alumnus of the University of Florida. His contribution to the community extends beyond his primary role, as he is a Board Member of the City of Miami Beach Budget Advisory Committee.

His past accomplishments further solidify his reputation in the industry. Jonathan was a Director of the Bank of Florida, served on the City of Miami Beach Community Development Advisory Committee and the Code Enforcement Board. Additionally, he was Director of the Washington Avenue Association and Vice President of the North Beach Development Corporation.

Jonathan’s involvement in residential associations is also noteworthy. He has been a Director of the Venetian Homeowners Association, President of the Vendome Condominium, and Vice President of the Le Trianon Condominium. His multi-faceted roles highlight his wide-ranging expertise and dedication to both his industry and community.

Alex Fryd graduated from American University in Washington D.C. with a Bachelor’s of Science in Business Administration with a marketing specialization. Before turning his focus onto real estate, he worked in the hospitality industry for several years with an emphasis on food and beverage. A native of Miami Beach, Alex has worked in Miami with several organizations including Morgan’s Hotel Group, The Miami Heat and other real estate companies in the South Florida Area.

Construction & Development

Development is the integration of all the real estate functions (acquisition, financing, construction and leasing) to provide a new building and/or a new economic use. Construction is the cornerstone to development and Fryd Properties is the culmination of three generations of builders. Ben Giller, founder of Giller Construction, started in 1939 as a concrete subcontractor and was later joined by Isaac Fryd to form Giller & Fryd Construction, a general contracting company. Finally, Jonathan Fryd, a graduate of the University of Florida School of Building Construction and a licensed General Contractor in the State of Florida since 1986, created with his father, Isaac, Fryd Construction, which later became Fryd Properties

Managment

Fryd Properties has been managing properties for over 15 years. Our management expertise includes apartments, offices, retail as well as mixed use properties.

Our management duties are all inclusive and include:

  • Overseeing leasing / negotiating renewals and new leases
  • Overseeing all Tenant Improvements – whether done by Tenant or Landlord
  • Marketing
  • All day to day cleaning / repair obligations
  • The determination and execution of all capital improvement projects 
  • Accounting duties (including):
    – Rent collection and tracking
    – CAM collection and billing
    – All accounts payable
    – Prepare year-end information, and bank reconciliations for accountant to prepare tax return
    – Review tax return
    – Prepare all sales tax returns, collect and pay all sales tax
    – Prepare all reports as required for property owners / banks
  • Oversee all legal proceedings (including):
    – Evictions
    – Security Deposit Claims
    – Civil Claims cases
    – Liability and Personal Injury Cases
  • Handle all governmental interaction (including):
    – Resolve all Code Compliance issues
    – Resolve all Fire Code Compliance issues
    – Oversee all Real Estate Tax Appeals
  • Negotiating and overseeing all maintenance contracts
  • Handle all matters relating to insurance and insurance claims
